A plumbing inspection performed in your home can help determine if there are problems that need to be fixed immediately. Taking the time to have someone examine your pipes and fixtures is a great way to know how your home works. This way, potential problems that often lead to expensive repairs, can be averted when preventative maintenance is an annual routine. Most importantly, homeowners become educated about their home’s plumbing systems and are prepared to address concerns regarding maintenance.


Our preventative maintenance service inspection may lower utility costs when leaks are detected, extend the life of fixtures and reduce breakdowns causing major plumbing repairs. You also are entitle to a 10% discount on supplies needed to upkeep the plumbing maintenance and for additional plumbing work for the entire year. Every drop of water saved helps the environment and you save money too.

Clients who are enrolled in any one of the ID Plumbing Service’s Maintenance Plans will receive priority dispatching. ID Plumbing Service has technicians and plumbers available 24hours a day, 7 days a week to handle all plumbing emergencies.

The SILVER PACKAGE includes the following procedures:

  • Perform an in depth leak check throughout your home. Check all sinks, tubs, showers, faucets, ect. for leaks. Look under sinks for signs of rust or water.
  • Check all hoses and pipes for leaks, signs of rust and corrosion. If pipe insulation is in place, inspect for signs of leaks. Make sure insulation is in good condition, properly fitted and secured.
  • Check all drains and traps to see if they run slow.
  • Check all toilets for leaks and proper operation or if they are sluggish when flushed.
  • Check main water supply valve and supply valves to sinks ect. Locate valves so you can find them in an emergency.
  • Open and close the valves to determine if working properly. Valves should turn easily.
  • Check the house water pressure to ensure proper psi.
Water Heater:
  • Identify and tag the main water heater and hose bibs shut off valves for home owner to be aware of.
  • Check for leaks and corrosion.
  • Check temperature and pressure relief valve. Make sure handle is working.
  • Drain a gallon or two from the drain valve into bucket and examine for sediments. There should be a moderate amount.
  • Check exhaust on gas fired water heaters for rust.
  • Tighten all gas connections.

Typically water heaters have a limited life span between 7-10 years. If the water heater is nearing the end of its service life, consider replacement of the unit to protect your property and possessions against damage from water damage due to a failed water heater.

The PLATINUM PACKAGE includes the following procedures:

  • All of the procedures listed in the SILVER PACKAGE.
  • Check faucet aerators and shower heads for clogs or debris and clean them if necessary.
  • Check back flow preventers.
  • Check sumps and sump pumps for proper operation. (sewer and laundry).
  • Check visible pipes and joints for signs of corrosion: bluish-green deposits on brass and copper and rust on iron and steel.
  • Clean out the p-traps under sinks to help protect against future clogs.
  • Examine water supply to refrigerators with ice makers and water supply.
  • Disconnect hoses from hose bibs and drain water out of pipes if applicable.
  • Close valves for outside hose bibs if any isolation valves are installed.
  • Check if toilet ball cock and flapper to be replaced if necessary and if still available.
  • Check floor drains and primers to be in good working order.
  • Inspect all gas connections.
  • Examine the caulking around shower and tubs, shower doors, toilet bases and sinks. If any dried out spots or missing sections, the old caulking will be removed and replaced with fresh silicone.
  • Examine washing machine hoses for cracks or brittleness, ensuring the connections are secure and the surrounding walls and floor are dry.
Water Heater
  • Inspect all burner assembly and thermostats.
  • Visually inspect flue pipe for leaks and debris build up.
  • Vacuum the combustion chamber if accessible.
  • Check for proper combustion air intake.
  • Inspect electrical connections.
  • Inspect burner assembly on water heaters and thermostats.
  • Record temperature settings.
  • Drain water heater of sediment build up and refill.
  • Inspect gas connection.
